Are you ready to walk through homes and feel confident you’re checking what truly matters?
Here’s the short version: when you tour homes in the Baton Rouge market, it’s not just about how cute the paint is—it’s about systems, space and strategy. And I’m here to guide you. —I’m Jen Burns, REALTOR®, your Baton Rouge market expert.
When you pull up to a property, pause and ask yourself: does the neighborhood feel right for you?
• Check the condition of the roof, siding and gutters—these can signal major maintenance ahead.
• Consider parking, driveway space and how the home sits on the lot—especially in Baton Rouge where weather & storage matter.
• Keep your future in mind: trees, landscaping, and yard maintenance all add up.
Don’t be dazzled only by the finishes—focus on function.
• Walk through each room and assess layout and flow. Does the space work for your furniture and lifestyle now and in the future?
• Open doors, closets, and cabinets. Assess storage—closets, attic, garage, built‑ins. Storage often gets overlooked.
• Test lights, faucets, toilets and HVAC. Listen, smell, touch. Uneven floors, musty smells, or odd noises may be red flags.
• Think systems: Ask or observe about roof age, HVAC age, plumbing & wiring. These aren’t sexy but they matter.
Because you’re buying in Baton Rouge, some things need local context.
• Flooding and drainage can be concerns—how does the lot pitch? Are there signs of water intrusion?
• Heat and humidity affect things like roofing, siding, and mold risk—be aware of these when evaluating age/condition.
• Resale potential matters: location, neighborhood upkeep and nearby amenities all contribute.
You’ll see several homes. It’s easy to compare aesthetics—but make this your system:
• Keep notes or photos after each tour. What stood out? What felt off?
• Prioritize must‑haves vs. nice‑to‑haves (room sizes, storage, systems).
• Lean on your agent (that’s me!) to help interpret what you noticed, translate into value, and counsel on red flags.
A home tour is more than just walking through a space—it’s gathering information that can save you thousands and give you the confidence to move forward. With the right checklist and an expert guide, you’ll see the home and its future potential.
If you’re in the Baton Rouge area and ready to view homes with clarity, let’s connect.
