Here's an honest look at how zero-down financing works, who it's available to, and what you'll still need to plan for.
One of the most powerful home financing tools available — and one that's frequently underused. Eligible veterans, active-duty service members, and certain surviving spouses can purchase with no down payment, no private mortgage insurance, and competitive interest rates. If you've served, it's worth a conversation with a lender to confirm eligibility. I've worked with many military families relocating to and from the Baton Rouge area through VA financing.
USDA loans are widely misunderstood — many buyers assume they're only for farms or remote rural land. In reality, a large number of suburban neighborhoods qualify, including communities around Prairieville, Gonzales, Geismar, and Livingston Parish. Eligibility depends on both the property's location and the buyer's income. If you're open to areas outside the Baton Rouge city limits, this is worth exploring with a lender.
Louisiana offers state and local programs that can help eligible buyers with down payment assistance, closing cost assistance, and reduced upfront expenses.
